Plot / Dag no. 472, Khatian No. 696, being the part of R.S. Plot / Dag no. 472, Block – Canning – I, under Police Station Canning, A.D.S.R. – Matla, District – South 24 Parganas, and the said land is butted and bounded as follows On the South – part of the Land of the Owners, On the North – Part of the Land of the Owners, On the East – 12ft wide Pucca Road, on the West – Plot of Land under Dag no. 493.

It is certified that investigation from the records of the Directorate of Registration & Stamp Revenue, West Bengal, the following entry in respect of conveyance and / or transferred found therein,

 

One Sale Deed being no. 02540 for the year 2010, registered in Book – I, CD Volume number – 7, Pages from 2599 to 2608, registered at ADSR MATLA, South 24 Parganas., wherein Shri Gopal Naskar and Smt. Uma Naskar are the joint Purchasers and Shri Chittaranjan Roy, Son of Late Haladhar Roy, of watgunj, Kolkata, is a Seller in respect of ALL THAT piece and parcel of Agricultural land measuring more or less 10 ( Ten ) Coottahas / 16.50 Decimals, situated at Mouza – Bansra, J.L. No. 181, R.S. Plot / Dag no. 472, Khatian No. 696, being the part of R.S. Plot / Dag no. 472, Block – Canning – I, under Police Station Canning, A.D.S.R. – Matla, District – South 24 Parganas, and the said land is butted and bounded as follows On the South – part of the Land of the Owners, On the North – Part of the Land of the Owners, On the East – 12ft wide Pucca Road, on the West – Plot of Land under Dag no. 493.

 

My Opinion :-

 

In my opinion the above mentioned property is clear in all respect and marketable and whereas the present owners (1) Shri Gopal Naskar, and (2) Smt. Uma Naskar, hold and possess the said property with their absolute ownership by virtue of their joint purchase, and the said property is free from encumbrances and attachments and the owners have a clear and marketable title to the property, as per the information derive.
